VA Home Loans

If you're a veteran, the VA loan is certainly one of the most valuable benefits you've earned through your military service.  In a word, this program is just simply powerful.  Where else can you get a 0% down payment loan these days?  While zero-down loans were prominent just a few years ago, you don't see them around very much anymore.  Luckily for you, these VA loans provide a valuable service for our veteran families, making your move easier for you and your family. 

You may also be under the impression that you can only use your VA loan once, and maybe even think that you can only use this entitlement once at a time.  Currently, this is untrue.  You may use your VA loan entitlement repeatedly and, in many situations, you may also use it more than once at a time.  This means that there is a very good chance that you can use your VA loan benefits to purchase your next home while still keeping your current home.  As with everything, there are certain limits, eligibility requirements, and qualification standards.  For more information on VA loans, please call us at (888) 743-1528 or simply email us.

Do I need a special lender?

While almost any lender could process a VA loan efficiently, very few of them do, so the short answer is YES, you do need a special lender. 

You'll want a lender that makes obtaining a VA loan easier for you and one who knows you by name.  If done correctly, you need not do anything special to obtain your VA loan - the lender should do all of it for you. 

We also recommend using a local lender, as opposed to an institutional lender that you'll never meet.  You'll find that the VA lending representatives we refer to you will generally attend closing with you, being there every step of the way.  There is simply no substitute for having your experts attend closing with you.

Tx-Vet Land Program

Fortunately, Texas is one of the states that highly celebrates its veterans, so you'll have access to some veteran-related programs that many other states just don't offer under the Texas Veteran Loan Programs. 

One of the most effective state-level programs is the Veteran's Land Program. Under this program, the State of Texas will actually provide affordable loans up to $80,000 (at the time of this writing) for land parcels that exceed 1 acre.  This is an excellent program for those who wish to purchase land for use now or in the future.  If you've researched the process of purchasing land at all, you're already aware of how difficult it is to obtain long term loans for raw land.  It seems that most lenders only want to finance small tracts, and even then they only want to provide short term financing in an effort to obtain the eventual financing for

a permanent home/land combination when the time comes. 

In our mind, the Tx-Vet Land program is one of the most advantageous veterans programs out there and is probably the second most valuable veteran entitlement, next to the VA loan.  There are eligibility requirements so for more information, please visit the Tx-Vet Land Program information page.
